All rates are quoted in U.S. dollars, and are double-occupancy rates for the unit, not per person. An additional $25 per night will be charged for each additional adult in any unit, beyond two; additional occupants aged 2-17 will be charged $15 per night. However, for 2011 occupancies, via this website only, we will waive additional-occupant charges for ages 2-17. Rates include complimentary transport on arrival, via the Belizean Shores boat, from San Pedro to the resort, and back again on departure day. Also included at no cost: tennis, basketball and volleyball on our private courts; kayaks; 60-channel cable TV; bottled water as needed; daily housekeeping service; and high-speed, wired internet access (wi-fi is also available at a modest cost).
Maximum adult occupancy in any suite is four adults. Minimum-stay requirement during high and low seasons: two nights; during peak season: five nights.
Beach-level units (800 square feet of living space) provide a private bedroom w/a queen-sized bed, and a comfortable queen-sized or full-sized sleep sofa in the living room. Upper units (950 square feet) provide a second queen-sized or full-sized sleep sofa on the loft. We can also connect an upper and lower unit via an interior door and staircase.
A non-refundable 20% deposit, paid by Visa or Mastercard, is required upon booking. Balances will be charged on a schedule which varies with the season, but generally is approximately 45-60 days before arrival. The full amount will be charged for arrivals within 45 days. All charge transactions will be immediately confirmed by email. Bookings by phone are encouraged. A 9% government room tax will be charged on all bookings.

If a personal or medical emergency requires cancellation, we will provide a credit toward an alternate stay, at a time agreeable to both the guest and the resort. A $100 re-booking fee will be charged to cover administrative expenses. Refunds for non-emergency cancellations, less the $100 administrative fee, will be made only if the guest provides ample written notice and the resort is able to rent the same accommodation, for the same dates, to other travelers.
